When it comes to property investing, Centuria is very much a hands-on fund manager. As a fully integrated property group, we undertake all asset management, leasing and development activities in-house.
Being able to draw on specialist capabilities across our business helps us drive better returns in two key ways; it gives us a deeper understanding of our property assets and a closer relationship with our tenants. This has delivered high occupancy rates and healthy WALEs (weighted average lease expiries), which has, in turn, helped our funds deliver consistent property income returns.
Importantly, having in-house capabilities help us maximise value for investors throughout the process of acquiring, upgrading, leasing and, ultimately, divesting property assets.
Quality, creditworthy tenants are one of the of the most valuable assets in any property portfolio, as it helps ensure our funds can deliver consistent property income returns.
This is why targeting quality tenants and keeping our properties full has always been at the core of Centuria’s investment strategy. And it’s a strategy that has paid off for our investors. Our tenants include government departments, multinational corporations and listed entities, and we’ve maintained high occupancy rates of 97% averaged across all funds managed by Centuria as at 30 June 2023.
As a business, we’re committed to improving environmental, social and governance (ESG) outcomes. Our investment decisions and asset management are guided by our ESG policy and sustainability framework. We’re also working towards significant sustainability targets and decarbonisation pathways to materially reduce emissions across our property assets and support global efforts to limit warming by 1.5oC.
