Net asset values

The net asset value of an investment is its total assets minus total liabilities, divided by the number of shares/units outstanding. The net asset value is based on the financial statements from the most recent financial year unless otherwise indicated. It can be used as a tool to approximate the value of a unit before realisation costs.

Please note that this does not consider costs to realise the investment if we were to sell the property, for example agents’ commissions and liquidation expenses which usually work out to be between 3-5% of net assets per unit. It is also subject to the accounting policies and judgement disclosed within the relevant financial statements.

Yield

When a buyer selects their offer price for an investment the purchase yield is automatically calculated and displayed.  Buyers can adjust their offer price to see how this impacts the yield. The yield is calculated by taking the current cash distribution for the investment and dividing it by the purchase price (e.g. cash distribution of $5 p.a. divided by purchase price of $100 = yield of 5%).  A lower purchase price will result in a higher yield.
